We provide a variety of Inspection Services for clients in the Lake City-Gainesville area. We do inspections in:
Alachua, Baker, Columbia, Dixie, Gilchrist, Hamilton, Layfette, Levy,  Madison, Suwannee, Taylor and Union Counties.  



Every inspection is performed according to ASHI
(American Society of Home Inspectors) standards.
What is a Home Inspection?
House Snoops offers a professional, objective, visual examination of the conditions of structure and components of a home. A home inspection is a visual inspection of the  of a home to find items that are not performing correctly or items that are unsafe.  If a problem or a symptom of a problem is found House Snoops inspector will include a description of the problem in a written report with digital photos, and may recommend further evaluation.  A do-it-yourself inspection is not a good substitute for a professional home inspection service, which requires at least a couple of hours of systematic investigation by someone who has done hundreds of inspections
Home Inspections are for EVERYONE!
Home Buyer -- For most of us, the purchase of a home is one of the largest
investments we will make, and we need to be as careful as possible in making the correct purchase decision.  A detailed home inspection, let's you know what you are buying, before you buy it.  And that could save you thousands of dollars and years of regret.

Seller Pre-Listing -- So you want to sell your home.  Many smart sellers are
choosing to have a thorough inspection before they list their home.  A pre-listing
inspection will help reveal any problems with your house before the buyer's
Inspector finds them.  If you find them first . . . You have two choices:  Fix the
problems or you can get your own fair estimates on the repairs before you negotiate with the buyer. Don't use their inflated repair prices, be knowledgeable and get a fair deal. Of course a undisclosed defect could make a buyer back out of the deal, and you really lose then.




Mobile Homes-- Yes, we do Mobile Home Inspection.  They are just as
important as a stick built home, and have more opportunities for things to go wrong.   The roof, plumbing, electrical and flooring needs to be professional inspected too.

Insurance Letters ---- Also called 4-Point inspections or Insurance Inspections, usually in response to a request by your Insurance Company or Mortgage Lender.

Mortgage  Companies ---- House Snoops conducts Construction Draw Inspection for several major mortgage companies.  An Inspection Report can help a mortgage company be sure the home is in good condition, especially after a storm, the roofs, foundation, and major units can be checked, to make sure that borrower will not need to renegotiate loan soon after moving in.  Decisions about Foreclosures are easier when the condition of the property is known.  Documentation provided by the inspection report may provide valuable evidence in legal proceedings.

Home Maintenance Check-Up-- Just like you take your Car for oil changes and service to keep it in good condition, so you should do yearly maintenance on your home, and every 3-5 years have a Maintenance Inspection so you don't overlook some small problem that could turn into BIG problems in the future. A home maintenance check up can pay for itself!

Real Estate Professionals -- An inspection report provides the agent with objective, unbiased information about the condition of a property.  The agent can confidently provide clients with evidence of condition.  It assures the agent that the property conditions has been properly disclosed thereby reducing chances of litigation later on.  This also helps protect the agent from claims of non-disclosure of known defects.

Renter -- You can protect yourself against unreasonable forfeiture of damage deposit.  If you can provide an inspection report on moving in and moving out.  Disputes about condition of the property can be avoided by having documentation of condition at specific times.

Builders -- Do you really care about your reputation and quality control.  A pre-final walk thorough inspection by an unbiased third party, especially one with construction experience, can save you time and money at closing.  By finding those little things that may upset or bother a new owner, they can be found and corrected before they bring them up.  This will not only help and sped up your closing, but will also build your reputation as a builder that cares and takes pride in his work.
